Stage gates
Consent, design, funding and procurement are predecessors to the site start they actually control.
DEVELOPERS
Developers need a date that still holds when design, funding and construction are moving at the same time. The schedule is the place those gates meet.
Developers
The contractor programme starts too late for a developer. Land, planning consent, design stages, funding conditions, procurement and tenant requirements all sit in front of, and beside, construction. If they are missing, the construction finish can be "on time" while the scheme is late.
We build a development schedule that includes those gates and then incorporates the contractor baseline once it exists. Sales, letting or operational opening is the end milestone where that is the business case. Phased plots keep separate paths so one building does not hide a delay on the next.
Reporting is for an investment committee: what moved, what it cost in time, and what decision is needed. It is not a dump of construction activities.
On the programme
Consent, design, funding and procurement are predecessors to the site start they actually control.
Once appointed, the contractor programme is checked against the development dates, not filed separately.

How we help
Planning, scheduling and project controls from a Manchester-based consultancy, deployed to the programme rather than tied to a local office in every city.
From the current stage through opening, at the detail known today, with assumptions written down.

No. We provide the schedule and the controls report the development manager uses.
Yes. That is often the point. The early schedule is then tightened when the contractor programme arrives.
We align schedule and cost where earned value or funding reports need it. We are not a quantity surveying practice.
